Accessory Dwelling Unit
A little known land use in Chelan County, WA that allows a private
property owner to build an additional structure/unit regardless of the
current zoning restrictions is an accessory dwelling unit (ADU). Most
land is zoned for single family use. Add an additional dwelling in
any zone with this tool. If you don't live in Chelan County this
use is very common throughout WA, contact a land use consultant to find
out if your county also recognizes this use. 
Accessory dwelling units must meet a few criteria.
1) There can not be more than one accessory dwelling unit per lot in conjunction with a single-family dwelling unit.
2) The accessory dwelling unit may be attached to, created within, or detached from a new or existing single family dwelling unit.
3) The accessory dwelling unit shall not exceed 1200 square feet and not less than 300 square feet and no more than two bedrooms.
4) The property owner shall occupy either the primary unit or the accessory unit as their permanent residence.
5) Mobile home or recreational vehicle is not considered an accessory dwelling unit.
6) Separate sale or division of the accessory dwelling unit from the single-family dwelling is prohibited, unless all standards in zoning and subdivision can be met.
This can be a great land use for a property owner to maximize a lands highest and best use until future zoning allows for a subdivision. Or create value to your property and have a nice guest house.
